Fire Extinguisher Maintenance

The Regulatory Reform (Fire Safety) Order places a legal duty on the employer or owner of the premises to ensure fire safety equipment and devices are maintained in good working order.

Visual Inspections

A responsible person normally the company fire officer or an employee should be appointed to carry out regular recorded visual inspections as defined by risk assessment. Visual checks should include;-

  • Check the extinguisher is in the designated location.

  • Check the extinguisher is accessible and not obstructed.

  • Check the extinguisher is clean and facing outwards.

  • Check the extinguisher has not been used, damaged or has missing parts.

  • Check the extinguisher gauges are in safe working limits (If applicable).

  • Check the extinguisher seals and tamper indicators are not broken or missing.

Where corrective action is required this should be completed by a competent person (usually a specialist engineer i.e. someone qualified by training and experience).

Service and Maintenance

A competent person should carry out regular routine service and maintenance of all fire extinguishers. Guidance for the servicing and maintenance of fire extinguishers is given in BS 5306:3. It is good practice to ensure all work carried out is completed in accordance with this standard and a certificate of compliance is issued on completion.

Service and maintenance should be carried out initially during the commissioning of new fire extinguishers and normally every 12 months thereafter. An extended service where the fire extinguisher is fully discharged should be completed every 5 years (10 years for C02 fire extinguishers).

All services and maintenance completed should be recorded in the fire log book and on a label fixed to the fire extinguisher. A date of the next required service and maintenance visit should also be recorded.
